What does decking cost in Teesside?

Composite decking lands at £120 to £180 per square metre installed in 2026, pressure-treated softwood at £80 to £120, and a raised or multi-level build at £150 to £220 once posts, bracing and balustrade come into it. A common Teesside job, a 20m² composite deck off the back doors of a Thornaby semi, prices around £2,600 to £3,500 finished.

The subframe is the product

A deck that fails in five years almost never fails on the surface. It fails at the frame: joists sitting in wet clay, cut ends left unsealed, no butyl joist tape on the top edge, and no gap at the perimeter for air to move. Teesside gardens make that worse than most, heavy boulder-clay soils that hold water all winter, and a lot of small back plots hemmed in by fences that stop a deck breathing.

So read a decking quote from the ground up. Concrete pads or screw piles rather than slabs dropped on soil. Treated C16 or C24 joists at 400mm centres for composite, 400 to 600mm for timber. Joist tape over every top edge. A minimum 25mm airflow gap all round, and cross-ventilation to the underside. Weed membrane and stone below. A quote that lists all of that against one that just says "supply and fit decking" is not more expensive, it is a different product.

What a proper quote spells out

• Below the boards: foundation type, joist size, centres, tape, ventilation gap, ground preparation.
• Board specification named: brand and range for composite, timber grade and section for softwood, so you can price like for like.
• Fixings: hidden clips or stainless screws, and who owns the warranty on them.
• Edges and levels: fascia, steps, riser heights, balustrade metres, threshold heights at the door.
• Waste and reinstatement: spoil removal, turf edges made good, gate access protected.

Composite or timber, and where each wins

Composite is low maintenance, not no maintenance. It still wants a wash twice a year, and it can hold a slick of green film in a north-facing garden that never sees a full day of sun, which describes a great many Teesside back gardens. Cheap uncapped composite fades and stains; capped co-extruded boards hold colour and shrug off spilt barbecue fat. Timber is cheaper up front, warmer underfoot, and easy to modify later, and it wants oiling every year or two to stay looking deliberate rather than neglected.
